Theory design complementing the interior of the Beacon model
Theory Design has announced that it is completing the interior design of Seagate Development Group’s Furnished Beacon Model, under construction at Hill Tide Estates. A community of 19 homes on historic Boca Grande, it offers panoramic views of the Boca Grande Pass, Charlotte Harbor and the Gulf of Mexico. Theory Design is also creating interiors for Seagate’s furnished Bal Harbor model – which is under construction and under contract – and Seagate’s furnished Cape Romano model – which is expected to debut soon. RG Designs will initiate architectural design in all three model homes. There is only one Seagate residential site left at Hill Tide Estates.
The three-story Beacon model is priced at $ 6.5 million furnished. With a living area of 4,792 square feet, it will accommodate four bedrooms, four and a half bathrooms and a two-car garage as well as storage space on the main floor. One side of the garage space offers direct access to a staircase, a front porch and double doors that lead to a hall. This fireplace sets the tone for light and dark contrasts – as does the metal roof from the outside, white front and black trim, shutters and garage doors. Walnut floors, industrial elements, painted nickel ceiling details, and soft blue neutrals are some of the Beacon’s most distinct details.
A large open concept room opens up a wine bar. It includes a full-size Thermador wine cooler and ice maker, as well as access to an outdoor seating area. It will unveil an outdoor kitchen with a gas grill and a refrigerator under the counter as well as a gas fireplace, a terrace with a staircase leading to the beach patio, a space for lounging and eating, a swimming pool, a spa and a swimming pool bath. A free-standing kitchen features Thermador appliances, a 48-inch gas range, an oversized upright refrigerator, bar stool seats, two dishwashers, large cabinets, a built-in microwave, and a 36-inch refrigerator . The master suite – with a seating area accessible to the patio as well as a master bathroom with walk-in closet, morning bar, double and makeup vanities, soaking tub and walk-in shower – will complete the second floor.
The third floor includes an open concept multipurpose room, three VIP suites that lead to the second level outdoor living room, a second laundry room and storage space.

The three-story Bal Harbor model measures 5,198 square feet above sea level, featuring four bedrooms plus an office, four and two-half baths, and a three-car garage. This is complemented by an entrance porch on the ground floor which leads to an entrance hall fitted with an elevator and a staircase. The second floor will begin a coastal and modern concept via a color palette of linen, white, gray, navy and pear green – including the sea salt exterior of the Bal Harbor – as well as brushed white oak flooring and relaxed and weathered finishes, just to name a few.
A large room, a freestanding kitchen with handcrafted tiles and quartzite countertops, a dining room, an office and a second master bedroom with a slipper tub and Hansgrohe showerhead, among other light fixtures, complete the second floor. . Each space gives access to a swimming pool and a spa terrace as well as an outdoor living room with a kitchen, a swimming pool tub and an area for lounging and eating.
The third floor features a bonus room with a wet bar and master suite, an undermount sink and a morning bar. One of the two VIP suites opens onto a terrace and both incorporate gray tones.
The Bal Harbor model will be sold out this fall.
Priced at $ 7.4 million furnished, the three-story Cape Romano will measure 5,012 square feet above sea level and will accommodate four bedrooms plus an office, five and a half bathrooms, and a two-car garage. All this in addition to a garage for golf carts, storage space and access to two beach patios from the ground floor. A cool and airy California coastal concept draws inspiration from the colors and textures of the coastline, sky, sand and water that set the tone for the incomparable location of the Cape Romano model. The design concept is apparent in clean, modern lines imbued with classic details; casual and casual furnishings in white, linen, soft blues and grays; cabinets in a mix of light, white and soft painted oak finishes; and ceiling designs which will include light oak beams, nickel space and painted nickel space.
Adorned with Tri-Circle White / Charcoal pavers, the Cape Romano will feature a standing seam charcoal gray colored metal roof as well as white toned Anderson windows, aluminum shutters and railings, Pure White garage doors, color Rain-Cloud double doors and Drift of Mist and Morning at Sea exterior wall tones. The tones of the exterior walls will play with the colors blue, white and gray.
With European oak flooring throughout the model home, an open concept floor plan will connect the great room, dining room, and island kitchen to the outdoor living room. This should include conversation and dining spaces, a kitchen with a stainless steel bar sink, a custom pool and spa, and a fire pit. The island kitchen is equipped with Thermador appliances, a 48 inch gas range, white porcelain farmhouse sink and pantry / laundry room with white cabinets, a second washer. crockery, 36-inch refrigerator, and polished chrome two-handle faucets. . Polished chrome is in line with the plumbing in all of this and the other Seagate models at Hill Tide Estates. Two VIP suites will also be on the second floor of the Cape Romano and lead to the outdoor living space. They will feature two-handle faucets and under-surface sinks. A third guest suite favors a palette of white colors. The third level debuts with a master suite which – in addition to a study with its own bathroom – opens onto one of the two covered terraces and features a morning bar. It will include a second utility room, a walk-in closet and a master bathroom with a view of the second covered office, two toilets and vanities – including sinks and under-surface sinks. The master bathroom is completed with a tub and walk-in shower that includes a multi-function hand shower and rainfall head, among other polished chrome finishes. The shower also has sliding glass doors that lead to the private outdoor terrace.
The Cape Romano model will be open for viewing and purchase in 2023.
